You are invited to attend the public hearing and offer verbal or written comments regarding this matter.

Purpose and Effect of Application A02-22
The purpose of this application is to seek relief from the Town of Aylmer Zoning By-law Sections 9(3)(c) and (e) – Residential Type 2 (R2) Zone Requirements for Minimum Front Yard Depth and Minimum Exterior Side Yard Width in order to enlarge the buildable area of the property and facilitate the construction of a semi-detached dwelling.
The Zone Requirements of the Residential Type 2 (R2) Zone indicate a minimum front yard depth and minimum exterior side yard width of 7.0m (23ft). The applicant is requesting that these requirements each be reduced to 5.5m (18ft).
Location and Description of Subject Land
The subject property is legally described as Part of Lots 32 and 33, Plan 145, South Side of Oak, West Side of Elm (Town of Aylmer) and is municipally known as 80 Oak Street, Aylmer.
The subject property is located within the Low Density Residential land use designation of the Town’s Official Plan and Residential Type 2 (R2) Zone of the Town’s Zoning By-law. All other provisions of the Residential Type 2 (R2) Zone would continue to apply on the subject property.

If you do not attend or are not represented at the Hearing, the Committee may proceed in your absence, and you will not be entitled to any further notice of the proceedings. Copies of the decision are provided only to those persons making a written request for the Notice of Decision.
There is a 20-day appeal period from the date of the decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal.
