PLEASE TAKE NOTICE that the Town of Aylmer Council will hold a virtual Public Meeting on Wednesday, December 1, 2021 at approximately 7:00 p.m., in a public livestream available at, to consider an Application for a Draft Plan of Condominium, as delegated to the Town of Aylmer from the County of Elgin pursuant to Section 51(21) of the Planning Act. You are invited to participate in the public meeting and to provide verbal and written comments regarding this matter.

Purpose and Effect of Application for Draft Plan of Condominium (CD-AY2102)

The purpose and effect of the Draft Plan of Condominium application is to create 34 vacant land condominium units and an associated common element containing landscaped areas, internal roadways and visitor parking to be managed and maintained by a condominium corporation. The proposed units are intended to be developed in the form of semi-detached dwellings, with each dwelling unit located on an individual condominium unit (lot). The proposed vacant land condominium development would be fully serviced with a single access from John Street South.

The subject property is designated Low Density Residential and Parks and Open Space within the Town’s Official Plan. The subject property is zoned Residential Multiple Density Type 2 (RM2) Zone and Environmental Protection (EP) Zone within the Town’s Zoning By-law.

In accordance with Section 51(19.1) of the Planning Act, R.S.O 1990, c.P13, as amended, the County of Elgin being the approval authority for draft plans of condominium, has deemed the application for draft plan of condominium to be complete for the purposes of Section 51(17) and 51 (18) of the Planning Act.

Location and Description of Subject Property

The subject property is approximately 1.35 ha (3.34 ac) in area and is located on the east side of John Street South, south of Alexander Drive. The subject property is legally described as Part of Lot 37, E/S John St., Plan 164 and Part of Lot 84, Concession South of Talbot Road (former Township of Malahide), Town of Aylmer. A location map and the proposed draft plan of condominium are attached to this notice.

Any person or public body may attend the virtual Public Meeting and/ or make written or verbal representation either in support of, or in opposition to the proposed Draft Plan of Condominium.

If you wish to attend the virtual Public Meeting, please contact Owen Jaggard, Deputy Clerk, by email or by phone at 519-773-3164 Ext. 4913 by no later than noon on December 1, 2021 to receive an invitation to the meeting. Verbal representation for the virtual Public Meeting may be provided electronically or by phone. Written comments for the public meeting can be submitted by email to the Deputy Clerk or dropped off at Aylmer Town Hall no later than noon on December 1, 2021 and will be forwarded to the County of Elgin accordingly.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the County of Elgin with respect of the proposed plan of condominium before the approval authority gives or refuses to give approval to the draft plan of condominium, the person or public body is not entitled to appeal the decision of the approval authority to the Ontario Land Tribunal. Copies of the decision are only provided to those persons making a written request for the Notice of Decision.
