PLEASE TAKE NOTICE that the Town of Aylmer Committee of Adjustment will hold a virtual public hearing on Wednesday, December 15, 2021 at approximately 7:00p.m., in a public livestream available at www.aylmer.ca, to consider Application for Minor Variance A08-21. You are invited to participate in the public hearing to provide verbal or written comments regarding this matter.

Purpose and Effect of Application A08-21
The purpose of the application is to seek relief from Section 7(3)(c) – Zone Requirements of the Town’s Zoning By-law related to Minimum Front Yard Depth in order to permit conversion of an existing porch to an enclosed structure attached to the main dwelling. The provisions of the Zoning By-law indicate a required Minimum Front Yard Depth of 7.0 m (23 ft), whereas the enclosed structure is proposed to be located approximately 4.2 m (14 feet) from the front property line.
Location and Description of Subject Land
The subject property is legally described as Lot 10 West of St. Andrew Street and South of Talbot Street, Plan 58 (Town of Aylmer), and is municipally known as 48 St. Andrew Street.
The subject property is located within the Low Density Residential land use designation of the Town’s Official Plan and the Residential Type 1B (R1B) Zone of the Town’s Zoning By-law. All other provisions of the R1B Zone would continue to apply on the subject property.

ALSO TAKE NOTICE that signed, written submissions shall be accepted by the Secretary-Treasurer prior to the hearing and such submissions shall be available for inspection by any interested party. If you do not attend or are not represented at the Hearing, the Committee may proceed in your absence, and you will not be entitled to any further notice of the proceedings. Copies of the decision are provided only to those persons making a written request for the Notice of Decision.
There is a 20-day appeal period from the date of the decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal.
